What Happens During a Foundation Inspection? A Step-by-Step Look
- 3 days ago
- 1 min read
During a foundation inspection, a specialist measures floor elevations, examines cracks inside and out, tests doors and windows, checks for moisture and plumbing issues, and then explains the findings in a written assessment. A typical residential inspection takes about 45 to 90 minutes, and at Keystone it is free with no obligation.
Step 1 — Exterior Walkthrough
The inspector walks the perimeter looking for stair-step brick cracks, separation around windows and trim, grading and drainage problems, and any trees or downspouts pulling moisture unevenly from the soil.
Step 2 — Interior Assessment
Inside, we check for drywall cracks at door and window corners, sticking or misaligned doors, and gaps where walls meet ceilings — all signs of movement below.
Step 3 — Floor Elevation Survey
Using a level or zip-level, the inspector maps how much the floor rises and falls across the home. This reveals where the foundation has settled and by how much, which guides the repair plan.
Step 4 — Moisture and Plumbing Check
Because under-slab plumbing leaks are a common hidden cause of movement, we look for signs of excess moisture and recommend a hydrostatic leak test if needed.
Step 5 — Written Findings and Estimate
Finally, you receive a clear explanation of what's happening, whether repair is needed, and a written estimate. There's no pressure — many inspections conclude that monitoring is all that's required for now.
